9. San Francisco... Value: $1.18 billion
Profit: $30 million

The 49ers broke ground in April on a new $1.2 billion stadium in Santa Clara that the team expects to be ready for the 2014 season. The city will own the stadium and borrow $850 million to build it. The debt is expected to be paid off by selling seat licenses, stadium naming rights and rent paid by the 49ers. The new stadium will have 68,500 seats and 165 luxury suites. 8. Chicago Bears Value: $1.19 billion
Profit: $65 million

The Bears hiked ticket prices for non-club seats prior to the 2012 season between $2 and $10. Potential ticking time bombs: The city, which shouldered roughly two-thirds of Soldier Field's cost, will see its annual debt obligations increase from $6 million to $88 million by 2032. Meanwhile, as part of the lease agreement between the Bears and the Chicago Park District, the city has promised to upgrade the stadium every ten years to make sure it is in the NFL's top quartile. Profit: $48 million

Owner Jeffrey Lurie and wife Christina announced plans to divorce in July after 20 years of marriage. The split is expected to be amicable and not result in a forced sale of the team. The Eagles have been one of the most stable franchises under head coach Andy Reid, who is the longest-tenured active coach. The Eagles want to renovate 10-year-old Lincoln Financial Field. The team is one of the NFL's most profitable thanks to 200 luxury suites and 8,900 club seats that generate $47 million annually.
